    Welcome to the July 2026 Outer Cape Market Pulse. This edition breaks down the latest real estate trends across Provincetown, Truro, and the broader Cape Cod & Islands MLS region.

    Overall, the regional market has experienced a surge in closed transaction volume and new listings. However, performance at the local town level shows a distinct split: Provincetown is seeing brisk closing volume and strong monthly price appreciation, while Truro reflects a quieter, price-adjusted market where buyer negotiating power is expanding.

    Provincetown Market
    A Strong July

    Provincetown posted one of its strongest months of the year.

    • Closed sales increased 66.7%
    • Median sales price reached $1,225,000
    • Median Days on Market dropped to 16 days
    • The busiest segment remains homes and condominiums priced between $600,000 and $799,000, where sales have climbed 116.7% year-to-date.

    Luxury sales above $2 million have slowed compared to last year, while smaller and more affordable inventory continues to drive the market.

    Truro Market
    Buyers Have More Opportunity

    Truro’s market tells a different story.

    • Pending sales surged 300%
    • Median Days on Market expanded to 33 days
    • Buyers negotiated an average 5.9% below asking price

    Although July’s median price increased to $825,000, year-to-date prices remain below last year, creating opportunities for buyers entering the market.

    Cape Cod & Islands Market
    Sales Continue to Accelerate

    • Closed sales increased 25%
    • New listings rose 10%
    • Pending sales climbed 16.1%

    Median sales price reached $735,000, up 5% from last June.

    Properties averaged just 16 days on market and sold for only 1.7% below asking price, showing a healthy and competitive marketplace.

    For Buyers

    Truro currently offers more negotiating power, while Provincetown’s sub-$1 million properties continue to sell quickly.

    For Sellers

    Proper pricing matters more than ever. Well-priced homes continue to move efficiently, while overpriced listings are taking longer to sell.
