    Welcome back!

    I’d like to offer some personal perspective on the Truro and Provincetown real estate markets in these uncertain times. You’ll find the full analytics below in the market recap—and, as always, I trust you smart folks to interpret the numbers through the lens of your own interests. The data doesn’t tell a clear or consistent story across the board, so you’ll need to dig into the specifics of what you’re looking at (for example, if you’re focused on a Truro condo, like I am).

    One thing that is consistent: the Outer Cape market—especially Provincetown—remains resilient and less reactive to broader national trends.

    Here’s what I’m sensing in 2025 so far:
    Following the election and the realization that interest rates weren’t dropping, January and February saw strong activity. But March brought renewed uncertainty, and we started to see a bit of hesitation from buyers. It’s a reminder that in times like these, being strategic is more important than ever. Always work with a LOCAL agent who has deep experience and long-term knowledge of the market.

    It’s clear that a shift is underway. For the first time in years, the trend appears to be tilting more in favor of buyers.

    If you are looking to be on the water and looking for good value, I personally love (and live on Beach Point).  The views of the Bay as well as Pilgrim Lake make this location special.  The advantage is being on the beach and also having some privacy and quiet……but just minutes into Provincetown.
